Your building's
technical director.
When you need one.
Building communities in Chile face major maintenance works — repainting facades, replacing elevators, repairing pools, redoing roof waterproofing — without anyone on the inside who knows how to tender, compare budgets, or supervise contractors.
We don't execute works. We control that whoever executes them delivers exactly what they promised — on time, at the agreed price, to the specified technical standard.
The temporary project director
your community needs.
We step in as the technical authority for your building community during major maintenance projects. We define what needs to be done, how it should be done, and we make sure it gets done correctly.
Define Technical Scope
We establish what the work involves in precise technical terms — materials, methods, standards, and acceptance criteria — before a single contractor is contacted.
Request Comparable Quotes
We send a standardized specification to multiple contractors so every quote covers the same scope. You can actually compare prices, not apples and oranges.
Evaluate Offers
We review each proposal technically and commercially — checking qualifications, references, methodology, and price — and present a clear recommendation.
Supervise Execution
We monitor the work on site, verify materials and methods match the contract, manage issues as they arise, and formally receive the completed work.
Types of work
we coordinate.
We work across the full range of major maintenance projects common to residential and mixed-use buildings in Chile.
Exterior painting is one of the most frequently mishandled projects in residential buildings. Scope is vague, preparation is skipped, and the new coat fails within two years. We specify the preparation standard, paint system, and application method before any contractor is invited.
- Surface preparation specification (pressure washing, crack repair, priming)
- Paint system selection and minimum dry film thickness
- Scaffolding and safety requirements
- Weather window conditions and cure time requirements
- Warranty documentation from contractor and paint manufacturer
Elevator projects involve regulatory compliance, long lead times, and complex coordination with residents. We manage the full process from technical specification through to the SEC inspection and formal handover.
- Technical specification aligned with Chilean regulations (SEC, DS 47)
- Comparable tender process across qualified suppliers
- Construction phase supervision and resident communication coordination
- Regulatory inspection support and documentation
- Maintenance contract review at handover
Pool projects require understanding of waterproofing systems, filtration, chemical treatment, and structural conditions. A poorly specified pool repair often leads to repeat work within a few seasons.
- Structural and waterproofing condition assessment
- Filtration and recirculation system evaluation
- Specification of lining material (plaster, fiberglass, liner)
- Supervision of demolition, preparation, and application phases
- Commissioning and water quality testing at handover
Waterproofing failures are the single most common source of building damage in Chile. Incorrect specification, poor substrate preparation, or inadequate detailing at penetrations and edges leads to leaks that damage multiple floors below.
- Roof condition survey and failure analysis
- Waterproofing system specification (APP, SBS, liquid-applied, or composite)
- Detailing requirements at penetrations, drains, and perimeter edges
- Application supervision and layer verification
- Water test and acceptance at completion
Electrical upgrades, emergency lighting replacement, intercom system renewal, and infrastructure improvements to common areas require technical oversight to ensure regulatory compliance and proper execution.
- Scope definition aligned with SEC and local regulations
- Specification of materials and installation standards
- Supervision of licensed electrical contractor
- Testing and regulatory sign-off coordination
- As-built documentation at handover
Concrete spalling, cracked structural elements, deteriorated cladding, and similar defects require proper diagnosis before any repair is specified. We ensure the repair addresses the root cause, not just the visible symptom.
- Defect survey and root cause assessment
- Repair specification appropriate to the structural condition
- Material selection (repair mortars, anchors, sealants)
- On-site supervision of preparation and application
- Post-repair inspection and documentation
We represent
the building.
Not the contractor.
Building communities often lack the technical knowledge to evaluate what contractors propose. Without independent oversight, the building pays for what the contractor decides to do — not what the building actually needs.
We act exclusively on behalf of the community. We have no commercial relationship with any contractor. Our only interest is that the work is correctly specified, fairly priced, and properly executed.
How we tenderWhat makes our
approach different.
Independent of contractors
We have no commercial relationships with contractors. We cannot receive commissions or referral fees. Our recommendations are based solely on technical merit and price.
Comparable specifications
Every tender we run produces quotes that cover the same scope. Committees can compare prices meaningfully because all contractors are pricing the same work.
On-site supervision
We visit the site during execution — not just at the beginning and end. We verify materials, check methods, and document progress at critical stages.
Formal acceptance
We don't consider the work done until it meets the specification. Formal acceptance is documented, and any outstanding items are tracked to resolution.
Clear reporting
We report to the building committee in plain language — not technical jargon. You always know what is happening, what has been approved, and what remains.
Temporary engagement
We are engaged for a specific project, not an ongoing retainer. When the work is complete and accepted, our engagement ends. No unnecessary overhead for the building.
